Part III - Facility Management

Marketing and Financial
Tenant and Occupancy
Facility
Administration & Risk Management

Facility Management is the overseeing a property's structures and outdoor areas. Landscaping, electrical, plumbing, roof, walls, appliances, and much more are all part of the physical property.  Attentive Property Management (APM) maintains strong relationships with contractors and repair companies, budgets capital expenditures, and monitors the quality of all repairs and maintenance. By handling all of these vitally important details for home owners, APM maintains the quality condition of the property, keeps tenants happy, and ensures future competitive rental prices.

A rental property will enjoy long-term tenant retention and acceptable return on investment if it is maintained properly, which involves:

~ Preventive and ongoing maintenance
~ Repairs to correct problems or malfunctions
~ Construction and remodel

Preventive and ongoing maintenance to rental properties requires a thorough knowledge of the property, its needs for upkeep, and staffing and budgeting required to accomplish the tasks. APM balances the costs of routine and preventive maintenance with the benefits and desired results.

Repairs and corrective actions are required when things break or cease to function as intended. Sometimes the repair is of an emergency nature; other times, can be scheduled.  Determining the need(s) and best course of action, APM serves the needs of the tenants while balancing costs.

Construction and remodel are a part of facility and building maintenance.  APM oversees the construction and remodeling on the home owner's behalf and for the tenant.
